III. NEIGHBORHOOD DATA

Immediate neighborhood/surrounding of the subject property are of agricultural/farming utilization. During site inspection the property has been found planted with some coconut trees, bamboos and some naturally grown wild trees and shrubs.

Subject property has no established access road yet, it can only be reach by walking or by using a single motorcycle, which will start from the vicinity of the property of Mr. Toto Natalio a resident in the area and a Brgy. Tanod of Iraan. Property has no access to piped water line and public electrification, but site has a cellular signal.

IV. COMMUNITY FACILITIES AND UTILITIES

Businesses, Government and private offices, uses satellite and cellular telephone systems, while majority of the population rely on cellular networks of Smart Communications and Globe Telecom. Electrification is being maintained by Palawan Electric Cooperative (Paleco) while water supply is being serviced by Aborlan Water Services Cooperative.

The public market and integrated public transportation terminal are located along National Highway in Brgy. San Juan, the center of business and commerce of the municipality.

Aborlan municipality has government-run hospital, manned by doctors and support medical team/staff. It is capable of providing health services such as minor surgeries, and diagnosis and treatment of common diseases, it provides health services for the whole municipality.
Public transportation connecting to municipality is available by land only. Streetlights garbage collection, foot and mobile patrols of the Philippine National Police, and other community facilities and utilities are maintained by the local barangays and the municipal government.

Based upon an analysis of the property itself, the prevailing land usage in the neighborhood, and the location of the subject property the appraiser is in the opinion that an Agricultural Utility/Development would represent the highest and best use of the property.
